Rick Raanes · Market Mayor of The Woodlands

I have been selling real estate in The Woodlands for a long time. When a property comes up in Grogan's Point, I pay attention. This is the neighborhood inside Grogan's Mill that the original developers saved for estate lots, and the pond corridors along Pastoral Pond Circle are the reason people still look here first when they want land, trees, and an address with a real track record.

7 Pastoral Pond Circle is listed at $2,950,000. The main house is 6,328 square feet on 1.31 acres, built in 1995, six bedrooms, six full baths, two half baths, three car attached garage. There is also a fully independent 1,000 square foot guest house on the property. That combination is what makes this worth writing about.

As a local, I can tell you the guest house is the piece of this that most buyers do not fully process until they walk the lot. It is not a garage apartment. It is a separate structure, set back in the trees, with its own entrance and its own living program. For families thinking about aging parents who want real autonomy, or adult children who need somewhere to land, or a live in household manager, that configuration changes everything. You cannot build that separation in after the fact. You either have the land and the structure or you do not, and in Grogan's Point, almost no one does.

The pool and spa sit on travertine decking fully enclosed by the natural tree line. No neighboring sightlines from here.

The updates to this home are the kind that actually matter. The kitchen has been redone with white shaker cabinetry, marble counters, brass hardware, double ovens, a six burner gas cooktop on the island, and a full size built in refrigerator. The windows behind the sink look straight into the tree canopy. It is a serious kitchen inside a traditional home that has been brought current without losing its character.

Out back, the outdoor kitchen earns its square footage every weekend from March through November, and honestly most of December too. Cedar tongue and groove ceiling overhead, black steel frame, twin built in grills, granite counters, a sink with running water, a mounted TV, and a stone fireplace surround. Ceiling fans and overhead heaters handle both ends of the season. This is not a patio cover with a portable grill rolled in. It is a room, and it connects directly to the pool deck.

Cedar, granite, stone, and two grills. The outdoor kitchen connects directly to the pool deck and runs year round.

The pool and spa are set on travertine decking with a raised tile spa and a freeform shape that fits the lot naturally. The tree canopy closes in from three sides. You do not see a neighbor from this deck. You do not hear the street. That level of privacy on a residential lot inside The Woodlands is something I do not take for granted after all the years I have spent here.

Further back into the property, a raised brick fire pit sits on paver hardscape ringed by curved bench seating. At dusk, with the landscape lighting pulling the trees up and the guest house glowing through the treeline behind it, the rear of this property reads like a private park. Real talk: the outdoor sequence here, kitchen to pool to fire pit, is cohesive in a way that comes from intentional investment over time, not a single renovation pass.

Grogan's Mill is where The Woodlands started, and Grogan's Point is where the estate lots landed. Our village by village breakdown covers what makes each part of this community distinct. The short version on Grogan's Point is that the lot sizes along the pond corridors do not repeat anywhere else in The Woodlands. When one of these comes available, there is no approximate equivalent in the newer villages.

For a sense of what serious estate living looks like in another part of the community, the 10 Snow Pond Place profile in Indian Springs is worth reading alongside this one.

The $2,950,000 price reflects 6,328 square feet, a 1,000 square foot guest house, 1.31 pond backed acres, a three car garage, a fully built out outdoor kitchen, pool, spa, and fire pit, and a kitchen that has been properly updated. What the number cannot capture is the Grogan's Point address itself. Trust me on this: buyers who have been looking in this village already know what to do when something like this surfaces. Everyone else, this is the property that explains why the address carries the weight it does.
